Clermont builder under contract with D.R. Horton for new commercial project in Winter Garden

A Clermont-based real estate company is planning to convert a little more than nine acres of vacant land in Winter Garden into a new commercial project.

The buying entity has ties to Schmid Construction and is under contract to purchase the lot, Karen Wentzell, of affiliate company Schmid Properties, told GrowthSpotter.

The project went before the city’s Development Review Committee Wednesday and was approved to go before the Winter Garden Planning and Zoning commission June 3. Attorney Jimmy Crawford of Crawford, Modica & Holt represented the applicant at the meeting.

The land at 15500 W. Colonial Dr. is currently owned by homebuilder D.R. Horton. The firm is looking to entitle the land with allowances to build a roughly 84,400-square-foot commercial center that includes a mix of retail and office space within the West State Road 50 Commercial Activity Center.

The remaining spots are being marketed by Wentzell with prices ranging from about $693,000 to $1.61 million. The available space lies east of where the construction real estate company plans to open shop.

Schmid Construction is relocating out from its office in Clermont. Wentzell said she sold its previous office space last week.

The business park is similar to several projects built by Schmid Construction including Citrus Tower Park and University Village in Clermont, which featured several buildings that were developed in phases. Uses for those buildings include medical, retail and restaurant.

If approved, the commercial project would rise at the entrance of a residential townhome and condominium community developed by D.R. Horton called Tucker Oaks.

The site is also near the city’s Historic Downtown Winter Garden area, where its Winter Garden Pavilion plays host to a recurring Saturday morning farmer’s market.
