The Domesday Book (1086) records a Mill at Milverton that was valued at just fifty shillings. Other references appear from the sixteenth century. The exact location and ownership are documented from the early eighteenth century. The Mill in its current form was reconstructed by a prominent local Quaker Benjamin Smart in 1791. It is believed that this was made possible with profits from the sale of stone quarried on the site. The stone was shipped down the river and used to build the bridge which now passes over the Avon near Warwick Castle.

The building was converted by Linfoot Homes in 2002. It is now an exclusive residential development of seven luxury properties that benefit from the breath-taking views over the grounds and the river Avon. As part of the conversion many of the original features have been retained including the external appearance and the internal finish including exposed beams. “The building itself is incredibly iconic to look at and very beautiful, but the thing that really sold the property to me was the setting,” says the owner. “Just outside is the river and the mill race, and within the grounds there’s the most stunning arboretum, which includes a number of very rare and unusual species. When I look out of the window all I can see is trees, the gardens and the river, and the swans, ducks and herons that have also made this their home. It’s a gorgeous place to live and it makes me feel as if I’m deep in the countryside, so it’s often hard to believe that just a few minutes down the road is a bustling town centre.”

“The mill itself dates back to 1792, and was converted into luxury homes in 2002, and I have to say that the developers did a superb job. They retained lots of the lovely original features, including cast iron props and the old beams, but created a beautiful modern home with elements such as a sleek kitchen and stylish bathrooms… They essentially struck a really good balance between the old and the new. I also love the flow of the house, which makes it very easy to live in and creates a tremendous sense of both light and space; the fact that the accommodation is arranged over three floors, and that as well as having use of the communal entrance and lift, also have my own front door.”

“Having the run of acres of stunning grounds has been a huge bonus – as has the fact that they are beautifully looked after by expert gardeners! Residents have the use of a communal seating area, which can be used for alfresco entertaining, and in the past neighbours have fished the river and invested in kayaks. It’s a lovely little community and a place where I’ve been able to enjoy a fantastic quality of life, and because it’s gated, it’s all very safe and secure so a superb lock-upand-leave.”

Favourite room: “On the first floor of the apartment is a fantastic open-plan kitchen, dining and living area, and I’d say that that is probably my favourite ‘room’. It’s such a light and airy space, great for day-to-day life and entertaining, and from up there I can enjoy gorgeous views out across the river.”

Favourite aspect of the grounds or surrounding area: “This is definitely somewhere where I’ve been able to enjoy the best of both worlds. At home I look out and feel as if I’m deep in the countryside, and yet I can hop in the car – or walk or catch a bus – and be in the centre of town in just a few minutes. The station is around twenty minutes on foot from here and the motorway connections are superb so it’s relatively easy to get just about anywhere.”

Memorable event (if not another favourite room or unique feature): “This is a lovely place to entertain family and friends, both inside and out, and I’m lucky enough to have two allocated parking spaces as well as the use of the communal visitor parking bays, so guests can also park within the development.”

LOCATION

In 2015 the historic town of Leamington Spa was voted as the third best place to live in the UK by the Times national newspaper. After a visit to the town, it was granted a Royal prefix in 1838 by Queen Victoria and was renamed Royal Leamington Spa from Leamington Priors. The town is split by the river Leam which runs east to west through the town. It was on these banks that the Pump Rooms were built for people to bathe in salty spa water to heal their ailments.

Rock Mill Lane is situated just over a mile from the town centre. Leamington Spa has a great choice of high street and boutique shops, restaurants, cafes, and bars, offering a unique shopping, dining, and cultural experience. The railway station has fast services to London and Birmingham. Its central position makes Leamington Spa an ideal location for commuting to the rest of the UK with easy access to M40, M42, M1 and M6. Birmingham International Airport is just 15 miles away.

The town is also known for its excellent schooling facilities. Within easy reach are state, grammar and private schools to suit most requirements including Warwick Prep and Public Schools and Kings High School for Girls. Arnold Lodge School and Kingsley School for Girls in Leamington, The Croft Prep School and grammar schools are in Stratford-uponAvon. Leamington Spa is also just seven miles from the world-famous Warwick University.

In the opposite direction and just over a mile away is Warwick town centre which as an alternative to Leamington Spa offers an array of boutique restaurants, cafes, and gastro pubs.
