A new subdivision with age restrictions is the latest proposal for 30 acres at the northeast corner of 111th Street and 248th Avenue in Naperville.

The city’s Plan Commission had approved an earlier proposal for town homes on the land, but the Naperville City Council had requested single-family homes. The Plan Commission learned last week that Macom Corp. wants to build 56 units and possibly a clubhouse on the acreage and restrict the residents to age 55 and older. Any children living there would have to be at least age 19.

The subdivision was described as an “active adult community” by Kathleen West, Macom’s attorney. “This will be similar to the Manors of White Eagle, which we always thought would appeal to empty nesters,” West said. “It was marketed to empty nesters, but as White Eagle filled, we got families living there.”

The new development would be governed by a homeowners association charged with enforcing the age restrictions. The land lies within the Plainfield School District 202 and there should be no impact on the schools, said West.

Members of the Plan Commission questioned why the new homes would need three-car garages. “Older people have toys, like boats,” replied West.

Two residents of the neighboring subdivision, Tamarack West, spoke in favor of the plan.
