- Moving sheep, cattle and horses will be slower and more dangerous. 60 Super Dump Trucks loaded with 80,000# of gravel down will likely travel Jig road within 5 years.
- The dust from this gravel plant will negatively affect your livestock, quality of produce and is known to hinder production of fruit.

- 90% will go 5850 -> 5875 -> Jig -> Jay Jay
- 10% will go 5850 -> Maple Grove or Spring Creek

5. Your Property Value Will Depreciate

- Plain and simple: Multiple Real Estate Agents within Montrose County have signed letters declaring the presence of a gravel pit to lower your property value.
- US Senators have written specific letters citing a %14.5 reduction in value within 1 mile, %8.9 reduction at 2 miles and 4.9% at 3 miles from a specific gravel pit.
- "On average, property within a mile of the quarry will lose about %19% of its value as soon as a quarry begins"
6. The Montrose County Zoning Rules Must Be Fairly Applied

- The Planning and Development Website says:
- "P&D mission is to serve the citizens of the County in an equitable and fair manner in upholding all laws, rules and regulations adopted by the County" Planning and Development Website
- Approval of a gravel pit expansion will devalue your home.
- Approval of this gravel pit may violate Section II, C. 3 d and e which state:
- "That the use will not cause substantial injury to the value of property in neighborhoods or districtus within which it is likely to be located"
- "That the use will be so controlled that the public health, safety and general welfare will be protected."
7. Roads will be damaged and you will be responsible, as tax payers.

- No special provisions will be required of the developer to bond or ensure road quality.
- CDOT oversees these trucks, yet the developer "doesn't have" to verify CDOT approves their routes because "the plan" is under the required limit.
8. Soil conditions are already unfavorable on the eastern berm of the proposed expansion pit.

- Information presented at the December 15, 2022 Planning Meeting demonstrated soil conditions are unfavorable.
- Vibration from generators, rock crushers and non-agriculture equipment will likely degrade underlying surfaces.
- Multiple homesteads, lots, agriculture fields, homes and livestock could be destroyed in what the USGS cited a "landslide risk". Please source Farm Road Source Pit SUP 12-22 Public Comment for this important Geological Information.
- Road quality will assuredly suffer in the long term as a result of repetitive high GVW vehicles.
- Information presented at the December 15, 2022 Planning Meeting demonstrated soil conditions are unfavorable.
This permit will interfere with your life for more than 60 years, the planned duration of the expansion permit.
