Introduction:This spreadsheet compares magic residences to non-magic ones and magic workshops to non-magic ones. The first several chapters are difficult to compare. First, magic buildings become available each chapter while that is not the case for non-magical ones. Also, there are significant differences between elven and human buildings. For example non-magic residences have a tech in chapter 3 and don't have another until chapter 6, Thus a top end non-magic one in chapter 3 gives more population than a chapter 4 magic one. Also, the size, population and coin production differ between elves and humans. It isn't until chapter 8, orcs, that the difference between races disappears except for building orientation.

Residencs:Starting with chapter 8, 3 magic residences provide slightly more population than 5 non-magic ones while at the same time, providing the coins of 5 and 1/2. For elves, starting at chapter 5 this is close enough to be true. Humans need to wait until chapter 8, though there is enough of a population bonus to make them tempting in starting in chapter 5 but you take a big hit in coins. It's less than the coin production of 4 non-magic ones. In chapter 6, it's not as bad since they produce the coin of 4 and 1/2 non-magic ones.

WorkShops:Starting with chapter 6, 5 workshops provide as many supplies as 9 non-magic ones while saving not only the space of 4 workshops, but also the population and the culture needed for 3 and 1/2 non-magic workshops. The population saved roughly translates to the population of 4 non-magic residences. For both races, you can actually find this being close to true starting in chapter 4, perhaps even chapter 3 for humans, but the elven chapter 3 workshop is a terrible deal compared to a full upgraded chapter 3 non-magic one.

* The values for coins and supplies are base values, before the bonuses due to culture, neighborly help, ancient wonders or spells are applied.

* The values are coins or supplies per hour. The base value Inno uses for workshops assumes a 3-hour build.

* You can purchase the magic building as soon as you enter the chapter until chapter 13, Amuni. This gives an immediate boost to you city as long as it is ready for a shape change. In Amuni and Constructs, you have to wait until the 1st of 2 techs for the building.
