A D-FW ZIP code was one of the hottest in the country for home sales in 2022

The relatively affordable homes of Forney and surrounding areas have attracted thousands of new residents.

Forney’s ZIP code was one of the top performers in the U.S. housing market last year, new research from Opendoor shows.

Opendoor ranked ZIP codes in major metropolitan areas by how many homes went into contract within 90 days of listing last year. ZIP code 75126, which includes Forney and surrounding areas, ranked No. 5.

Forney has about 27,000 residents in 15 square miles, according to 2021 U.S. Census Bureau estimates. The entire ZIP code area is 82 square miles and has over 60,000 residents.

Texas ZIP codes in the Austin, Houston and San Antonio areas also made the list. Katy outranked all the other included Texas cities with 1,832 homes in one of its ZIP codes going under contract, followed by the ZIP code that encompasses most of New Braunfels with 1,825 homes.

“Not only is there an uptick in job availability from the tech boom in Dallas, but the small-town environment of these neighborhoods and easy access to the vibrancy of a big city are what buyers are looking for,” said Chelsea Goyer, national head of brokerage at Opendoor.

Cities on the outer reaches of Dallas-Fort Worth have seen a building boom in recent years as buyers looked for more affordable homes, and Forney is a prime example. The growing city 19 miles east of downtown Dallas has been a magnet for commuters.

Forney’s population grew 86% between 2010 and 2021, according to the census bureau. From November 2021 to 2022, the median single-family home sale price in Forney soared from $320,000 to almost $376,000 — a level still far below that of other major D-FW suburbs, according to data from local Realtor associations.
