Municipal land earmarked as surplus to the city’s needs several years ago could be developed as two four-storey condominium blocks near the community of Harlow, according to a permit application filed with city planning department.
The 0.9-acre site at 1064 First Street SW was put on the market after a 2020 survey of the city’s land holdings produced a number of parcels marketed as infill development opportunities.
Last month a sign advertising the redevelopment permit application – under a new neighbour notification policy – as well as a construction trailer were placed at the site.
Residents potentially affected by the change have until Feb. 9 to submit comment to the city’s planning department.
At that time it could either approve the building on the land which is zoned for mixed-use development allowing multi-family housing, or refer it to the municipal planning commission.
The applicant, Span West Building Corporation, plans to build two four-storey buildings on the site, each with ground-level enclosed parking beneath three floors of residential suites serviced by an elevator.
The company’s website advertises ongoing pre-sales in the buildings, called “Riverwalk,” through a local realtor of one- and two-bedroom suites at a starting price of $276,000.
Similar projects are advertised for locations of Brooks, Prince Albert, Olds, Weyburn and several other smaller centres.
The land, at the intersection of First Street and Red Deer Drive, was held by the city as potentially required for the construction of an interchange with the Trans-Canada Highway further west.
It is listed as subject to a pending sale by the city’s land department for an asking price of $409,000.
